Gutters and Drainage as One System

Most community water damage starts at the gutter. Clogged or undersized gutters overflow onto siding, soffits, and foundations. Disconnected downspouts dump water at building corners, where it finds basements and crawl spaces. Pro A.F. treats gutters and drainage as one system, not two — because the gutter that drains correctly into a properly graded discharge point is the gutter that actually protects the building.

We size systems to the roof area they serve, install seamless aluminum or steel based on community specs, and tie downspouts into underground drainage that carries water away from the structure. For older communities with deferred drainage maintenance, we map the existing system, identify failure points, and present phased repair plans rather than recommending a wholesale replacement.

Every gutter and drainage project includes before, during, and after documentation. We map which buildings were serviced, what was replaced vs repaired, and where underground lines were routed — giving boards a maintenance record they can reference for years.
